Buyer Package
- Check order in our software and zipForm to ensure accuracy and completeness
- Obtain missing initials and signatures on documents
- Introductory email to Buyer with all the Connect Closing contact information and a questionnaire
- Cooperating Agent introduction email and Connect Closing contact information
- Lender introduction email and Connect Closing contact information
- Title order and introduction email and Connect Closing contact information
- 1st Deposit follow-up on delivery of and copy for file, 2nd deposit reminder
- 2nd Deposit follow-up on delivery of and copy for file
- Inspections scheduled
- Reply to inspections reminder and follow-up
- Seller’s Reply to Inspections due date reminder to our agent
- Inspection resolution deadline and CTA if needed
- Mortgage commitment reminders and follow-up
- Communication with Lender on Appraisal due date
- Review title, communicate required items to our Agent and Buyer
- HOA and Condo Documents and Certifications requested and received
- Appraisal completed follow-up
- Schedule Settlement
- Send Settlement Notice
- Send Title Charge Sheet
- CO/UO clear certification received and communicated
- Buyer reminders – transfer utilities, obtain moving permit (LV)
- Final check with Lender and Title
- Send TC Closing Package to our Agent
- Request and review preliminary ALTA
- Remind Buyers what is needed for day of closing
Seller Package

- Order other certs as needed: Trash, Electric, etc.
- 1st Deposit follow-up on delivery of and copy for file, 2nd deposit reminder to our Agent
- 2nd Deposit follow-up on delivery of and copy for file
- Reply to Inspections due reminder to our Agent
- Sellers Reply to BRI due reminder
- Inspection resolution deadline and CTA if needed
- Mortgage Commitment follow-up and received communications
- Order Deed Package if needed
- Confirm Appraisal was ordered and scheduled
- Review Title, communicate required items to our Agent and Seller
- Follow-up on HOA and Condo Certification and Documents
- Follow-up on Appraisal
- Order escrow check for settlement
- Settlement Notice – send to our Agent, Seller, and Local Office Coordinator
- Follow-up on Tax Certification
- Send Title Charge Sheet
- Order Mortgage Payoff(s)
- Follow-up on CO/UO Certification
- Follow-up on items to clear Title
- Send Escrow for Settlement to Title Company
- Send Seller moving reminders – transfer utilities, obtain moving permit, inclusions/exclusions per AOS
